Intro

Strong Concrete Foundations Built to Support What Comes on Top

Everything on a building comes down to the foundation. It carries the weight of the structure, the snow load on the roof, and the freeze that works its way into the ground every winter. If the excavation is sloppy, the footings are undersized, or the concrete is set on soft ground, the problems show up years later in the walls and floors above.

We've been pouring concrete in this part of Ontario since 1987, and foundations are where it all starts for a lot of the work we do. New home, addition, or detached structure, we handle the foundation work: excavation, footings, foundation walls, and the base for everything that stands on top. Same standard as every job we take.

When we're done, the building is set on something solid. That's the job.

Services

Concrete Foundation Contractor Services We Offer

New Concrete Foundation Construction

Building a new home, a detached garage, or an addition? We build the foundation from the first dig. Excavation to the right depth, footings sized for the soil and the load, and foundation walls poured to spec. We work to the plans your builder or designer submitted to the municipality, so the foundation comes out as drawn.

Concrete Foundation Replacement

If an existing foundation has reached the end of its life, we remove it and build a new one. That's a full project: shoring where the structure needs support while we work, excavation to the right depth, new footings, new walls, and backfill. It's a full new build, not a patch job. We walk the whole project with you before we start.

Excavation & Site Work

Every foundation starts with the dig. We do full excavation: cutting to the right depth, working the soil, and setting the site up so the pour goes clean. We manage surface water so the pit stays dry while we work, and the site is left in a state the next trade can build on.

Poured to Spec, Cured to Last

Concrete strength, reinforcement, forms, and curing. That's the difference between a foundation that holds and one that doesn't. We pour to the mix the plans call for, set the reinforcement where it belongs, and manage the cure so the footings and walls reach full strength before the next trade shows up.

Codes

The Codes Behind a Concrete Foundation in the Niagara Region

Every foundation in Ontario is built to the Ontario Building Code, and the permit process is how that gets checked. The Code sets the minimums that matter for a foundation: how deep the footings need to sit below grade, or how much that depth can be reduced with frost-resistant granular fill, the size of the footings for the soil and the load, the concrete strength, and where the reinforcement goes. The municipality inspects the excavation and the footings before the concrete is poured, and it inspects the foundation again before backfill. We book those inspections as part of the job, so nothing gets covered before it's signed off.

On top of the Building Code, your town sets its own rules. All eight municipalities in the Niagara Region, Niagara Falls, St. Catharines, Welland, Niagara-on-the-Lake, Port Dalhousie, Grimsby, Lincoln, and Thorold, have zoning bylaws that decide where a structure can sit on the lot, and that drives where the foundation can go. They also set the rules for site work: how the ground is cut, where surface water has to go, and what happens when you're digging near a street or a utility line. We confirm all of it with your building department before we break ground, and we run the utility locates before the first shovel hits dirt.

Why us

Why Homeowners Choose Us for Their Concrete Foundations

  • Family business since 1987. Four generations of this family have poured concrete in this area. We've set a lot of buildings on their foundations, and we know which soils behave and which ones don't.
  • Our own crew, start to finish. The guys who dig the pit are the same guys who pour the walls. Nothing gets lost between crews.
  • Built to last, poured with precision. That's our tagline, and it's how we work every job. A stable base, footings set where they belong, and a finish built for the load.
  • We work to your plans. We build what your designer and the municipality approved, and we set the foundation up so the framing, the roof, and the next trade fit on it.
  • Straight answers, real quotes. We walk the site with you, look at the soil, the slope, and the water, and give you a written number. If your project needs something we don't do, we'll tell you.
  • We're local. We live and work here, from Beamsville and Grimsby to St. Catharines and Hamilton. When you call, you talk to people who know the area.

Process

Our Concrete Foundation Pouring Process

Step 1 - Free On-Site Assessment

We come out, look at the plans or talk through what you want to build, and check the soil, the slope, and where the water goes. No charge, no obligation.

Step 2 - Detailed Quote & Scheduling

You get a written, itemized estimate covering the excavation, the footings, the walls, and the backfill. No surprises down the road. We line up the permit, run the locates, and book the date with the weather and your schedule.

Step 3 - The Dig

We excavate to the depth the plans call for, work the soil, and keep the pit dry while we work.

Step 4 - Pour & Cure

We form the footings and the walls, set the reinforcement, and pour the concrete to spec, with the municipal inspections booked and passed as we go.

Step 5 - Backfill & Handoff

We backfill, grade the site, and hand the foundation over to the next trade ready to build on.

FAQ

FAQs About Concrete Foundation Contractor Services

How much does a concrete foundation cost in Niagara?

It depends on the size of the structure, the soil, how deep the footings need to go, and how much excavation is involved. Two garages on the same street can cost different amounts. Call 905-971-5397 and we'll walk the site and give you a real number instead of a guess.

How deep does a foundation need to go?

In most of Ontario, footings sit below the frost line, or the depth can be reduced with frost-resistant granular fill. Your municipality applies the Building Code to your site, and the approved plans show the depth your foundation needs. We build to those plans.

Do I need a permit for a concrete foundation?

Almost always yes. A foundation is the structural base of a building, and your town will want to see the plans before you pour. It also inspects the excavation and the footings before the concrete goes in. We line up the permit as part of the job and book the inspections as we go.

Can we pour a foundation in the colder months?

Concrete works best in mild weather. If your schedule pushes into fall, we can get the excavation and the footings set and pour the walls when the weather allows, with the right protection in cold conditions. Talk to us about timing before you commit to a season.

What do I need before you start?

Approved plans from your builder or designer, the permit in hand, and the site marked out. We run the utility locates before we dig, so the lines are found and clear. If you're self-managing, we'll tell you what your town will want before you apply.

Will a concrete foundation crack over time?

Concrete can crack as it shrinks, but most of the movement that matters starts with a weak base or footings that are undersized for the soil. We dig to the depth the plans call for, set the footings on a stable base, and pour to spec. A foundation that's set right and cured right should carry the building for the life of it.

Definition

What Is a Concrete Foundation Contractor?

A concrete foundation contractor is a company that builds the base of a building: the excavation, the footings, and the foundation walls that carry the structure down into the ground. A foundation is the one part of a building you can't patch after the fact, and it's the one part every other trade builds on.

At Niagara North Contracting, we build new foundations from the first dig: excavation, footings, walls, and the concrete work that comes with them. If an existing foundation needs replacing, we build a new one, full stop. We don't do crack injection or underpinning work. We've been doing foundation work across the Niagara Region and Hamilton since 1987.
